Best Value in White Mountains for Residential Homesites, Commercial Parcels
Show Low Bluff, Judy Brockett video of the latest develoment going on, commercial property, hockey team, convention and event center, outdoor theater, restaurants, water features, swimming hole, and lots of entertainment.
Show Low Bluff residential homesites and commercial parcels represent the best real estate value now available in the White Mountains. Current properties are priced below market, and all should experience healthy appreciation due to our proposed amenities, owner associations’ architectural committee and design guidelines.
Eighty-nine homesites are available in the Show Low Bluff Sitgreaves Park, our first residential neighborhood. They range in size from 1/6th to 1/3rd of an acre and are priced from $63,900 to $73,500. These prices are a tremendous value for homesites with incredible views and cul-de-sac locations in a small-town, mountain setting.
Residents of Sitgreaves Park will be part of a homeowner’s association which, combined with design standards and proposed amenities, are expected to maintain and boost property values. Planned amenities include trails and parks, but others envisioned include a major greenbelt recreational area with lakes, kayaking streams and a swimming hole.
Commercial parcels are available in Penrod Commerce Park, situated between Sitgreaves Park to the west and Penrod Road to the east. These parcels are from 1.15 acres at $550,000 to 2.32 acres at $1.4 million.
Commercial parcels are in great demand in the White Mountains as the area is at the front-end of an expected period of rapid growth. Commercial owners will be part of a business owner’s association and subject to design guidelines which, similar to residential owners, should cause property values to appreciate substantially.
One of the main reasons that Show Low Bluff property owners should experience higher property values is that both Sitgreaves Park and Penrod Commerce Park are contiguous to The Hub, our central commercial district. Residents and workers will be within walking distance of the most unique commercial area now planned for all of the White Mountains—a pedestrian-focused downtown area that will mix restaurants and retail shops with park space and entertainment opportunities.
For information on residential and commercial properties, contact Stephanie Crain at White Mountain Heritage Realty at 928-532-0808.
Show Low Bluff, currently zoned for 3,735 residential units, will have nine residential neighborhoods—Adams Park, Beale Park, Clark Point, Cluff Park, Cooley Creek, Huning Ranch Park, Kearney Park, Sitgreaves Park and Summerhaye Park—plus two commercial areas, The Hub and Penrod Commerce Park.

Concho Fire Department Expansion
The Concho Valley Fire Department has posted notice of their plans to expand the service area.
The Fire Department is looking to increase the fire district boundaries to include areas as far north US 180 & 180A junction and as far south as Show Low Pines Subdivision (near the Concho “Y”).
The proposed expansion will allow the Concho Valley Fire Department to build four (4) new Fire Stations in the surrounding vicinity to accommodate the populated areas, purchase new emergency equipment/vehicles, and increase/train fire personnel.
Concho, AZ Fire District Meeting
A informational meeting was held on the proposed fire district expansion on October 18, 2007 at the Concho Elementary School gymnasium.

Housing Market Update
Concho, Arizona Real Estate Market Update:
Updated on October 28, 2007
Here is the latest update for Concho, Arizona homes and land for sale for Concho! This report includes: all of Concho, Show Low Pines and the Park Show Low areas. The homes report includes both manufactured homes and site built homes.
Concho, Arizona Land and Home Sales Problems
A former real estate sales agent who at one time sold Concho land and homes is selling his/hers personal property in the Concho area. This person has tie to the once "planned" or the "future planned" Concho development.
Concho Homes: 46 homes are listed for sale in Concho right now and they are priced from $20,000 and top out at $699,900.
Concho Land: 334 lots and acreage are listed for sale in Concho at this time. MLS listings start out at $4,000 at this time and the prices top out at $2,600,000 for a large subdivision.
FYI - This list does not include the Windsor Valley Ranch subdivision. The Windsor Valley Ranch has its own sales office and it looks like they are not listing the land on the MLS. The company that is selling the Windsor Valley Ranch land is not mentioning that the property is located in Concho. They are pushing it as Show Low land. I have field reports that this property has a nice sign in place along Highway 61 as you drive to Concho.
Concho Commercial Property: One Concho commercial listing in the Concho, Arizona area is listed for sale at this time.

Concho, Arizona Land Sales Problems
FYI - some area land sellers are using hard core sales tactics selling Concho lots and Concho land and telling people of all the lots they have sold lately. A quick check of recorded sales from Apache County Recorder tell a different story.
If you have any land sales or real estate sales problems you should contact the Arizona Real Estate department and file a complaint.
Concho, Arizona 100 Year Water Supply
Checking public reports for Concho, Arizona subdivisions the other day I was shocked. Not one Concho Arizona subdivision has a 100 year water supply. Wow!
